Haverhill, Massachusetts’s roots were that of a farming community during the mid-1600s.  It was made up of Puritans from the Newbury Plantation.  Haverhill was initially known as Pentucket when it was purchased from the Indians in the 1640s.  Believe it or not, Haverhill was considered a “frontier” town through the 17th and 18th centuries and was subject to many Indian raids.

Haverhill was a prominent American industrial center by the late 18th century and through the 19th century.  It was a significant manufacturer of shoes, textiles and leather and had a thriving shipbuilding industry.  Until the early 20th century, Haverhill was one of the largest manufacturers of shoes and is still known as Queen Slipper City.

Old brick factories are now converted into housing and shops downtown. The Highlands section shows off some incredible Victorian homes that provided housing for wealthy factory owners. Bradford, MA, a village of Haverhill, located south of the river streets lined with bungalows and American four square homes that helped the growing population during the early 20th century.

Real Estate statistics for Haverhill, MA, show a strong seller’s market for the foreseeable future.  The numbers remain strong even with the interest rate turmoil.  

The chart is for single-family homes, and the data is compiled from the last 6 months.

Prices are continuing to rise, with 2023 showing a 5.7 percent increase.  Days to offer remains low, though it has ticked up.  It reasonably cannot go much lower than 14 days or so.  A property needs a little bit of market time.

Another sign of strength is properties are still going over asking on an average of four percent.

Moving into 2024, we will see interest rates lower, creating more buyers in the market.  But, if inventory remains low for buyers, the chaos will go back to 2021, when properties are going well over asking and buyers are willing to risk appraisal contingencies and home inspection contingencies.
