Massachusetts Short Sales – Good Showing Principle Still Apply

As an Massachusetts Short Sale Realtor that both lists and shows short sales,  I would like to stress to short sale sellers that good showing principles still apply.  You must compel people to buy your home.  I am not saying spend money on rehabbing the kitchen or bathrooms, but a good cleaning and de-cluttering can go a long way.  Your home may not be in the best condition but buyers love a clean, clutter free home.

Property Condition

I understand you are losing your home, and that is difficult, but it could mean the difference between selling your home or letting it go to foreclosure.

Kitchens – Make sure they are sparkling clean and free of clutter on the counter tops.  Put away and pack items you are not using.  Get rid of excess items you do not use on the counter.  Make sure the dishes are done.

Bathrooms– Make them sparkle.  Make sure the counter space is free and clear.

Bedrooms– Have the beds made and all the laundry put away in their appropriate places. Try to straighten up closets.

Living areas– De-clutter and make the spaces attractive.  Remove bulky excess furniture.

Outdoors– Clean up and de-clutter the yard.

Showings

Make your house available as often as possible, try not to deny any showings.  A denied showing can mean a lost buyer.  Leave the home during showings and allow the buyers unhindered access to your home.  It makes buyers uneasy when you are home and they tend to rush through the home.

You are going to be leaving your home sooner or later.  Take the time start packing up items you are not using them and store them neatly in the garage or basement.  This will give you a head start on packing when it comes time to move.

You have a lot to gain by doing a short sale, take the time and present your home properly.
