Of course, everyone aspires to live luxuriously. But honestly, what truly makes a luxury home? Is it the sprawling square footage, the prime location, or the glitzy finishes? The definition can vary widely depending on whom you ask.

Often a luxury home is mistakenly associated with size alone. However, a true luxury home is far more than sheer dimensions. While a stately expanse can contribute to a property’s high-end status, there are other critical elements at play in defining a luxury home. What Defines A Luxury Home?

The idea of a luxury home will be pretty subjective from person to person. But there are certain elements that  define a fine home.

What About The Size of A High-End Home?

I recently viewed a substantial home, almost 6000 square feet. Okay, on paper, the listing agent was trying to make it sound like a luxury home in Haverhill, Massachusetts.  But upon arrival, the house was nothing more than inexpensive spec home materials.  Vinyl siding, mostly cheap Berber carpet throughout with a few room floors and vinyl in the bathrooms, stock oak cabinets, etc… there was nothing high-end or unique about the home. It was just big.

Contrast that with a smaller waterfront Home in Newburyport that I showed another client.  This home had only two bedrooms and was about 1900 square feet.  But at every turn, it screamed a casual luxury. It was a custom cape with weathered shingles, eyebrow dormers, a custom front door, mahogany floors, a chef’s kitchen, high ceilings, some coffered, unique lighting fixtures, a luxurious primary suite, etc.…

While size is often thought of as a qualifier for a luxury home, nothing could be farther from the truth. 

What About The Cost Of A Luxury Home?

Cost is another factor that many would use to identify a luxury home.  More so than size, there is undoubtedly some credence given to the cost of a home as an indicator of a house being a luxury home.

The cost of what might be considered a high-end home can vary significantly from region to region and even from town to town.  The median national sales price in September 2023 was $1,335,000 as reported by the Institute for Luxury Home Marketing.

Now, that $1,335,000 could be the price of a luxury home in Haverhill, Massachusetts, but it probably wouldn’t cut it as a luxury home in Andover, Massachusetts.

Answering the Big Question: What Price is Considered a Luxury Home?

Defining a luxury home by price alone can be tricky, as it varies significantly depending on the location, amenities, and other factors. However, it’s safe to say that luxury homes are usually priced in the upper echelon of the market, often in the millions.

Like size, cost doesn’t necessarily define a luxury home alone.  You can have a 2-million-dollar farmhouse that is run down, sitting on 15 acres of subdividable land.  I would not call that a luxury property. The value is in the sub-division potential, not the home.

But unlike size, the cost could be a better indicator of a high-end home.  I would say that if you take the median house price of a community and multiply it by 2 to 2.5%, that will roughly give you an idea of what the price for a luxury home would start at in a given community.

In the case of Haverhill, Massachusetts, the median home price is currently $540,000.  Given the formula, Haverhill luxury homes would start from $1,080,00 to $1350,000.  Andover luxury homes, however, would begin at roughly $2,160,000 to $2,700,000.

What Is a Luxury Home?

As you can start to see, no one attribute or feature will necessarily define a luxury home.

Here are a few factors that go into defining a luxury or high-end home:

  • Price– Price is the single biggest indicator identifying a luxury home, but certainly not the end all be all.
  • Size– While many luxury homes may start at 3800 to 5000 square feet, they can come in any size.
  • Features and Amenities– High-end features and amenities go beyond basic living and highlight a lifestyle.
  • Architectural Detail– Your more extravagant homes are custom and individual.
  • High-end finishes– Finishes go beyond your basic builder option and are not generally found at Home Depot.
  • View– Many opulent homes have a view due to the high land cost. 
  • Location– Often, a luxury home is in an upscale neighborhood and surrounded by homes of similar characteristics.

Mansions and estates are certainly considered luxury homes.  But not all luxury homes constitute a mansion or an estate.

Mansions

Mansions are most definitely luxury homes.  Typically, a mansion is of a minimum, specific size.  Again, that will be defined regionally.  In the greater Boston area, a mansion will have a minimum size of 5,000 to 10,000 square feet and exude splendor at every turn. 

They are the very essence of everything elegant and luxurious. Mansions exude excellence and extravagance from luxurious grounds.  And while they are certainly luxurious, they go one step further.  Mansions feature the most lavish and opulent materials.

Estates

Both mansions and estates are equally impressive.  But the difference is usually, a mansion sits on a smaller plot of land. 

Estates, conversely, are mansions that usually sit on a large tract of land and include outbuildings like multiple garage stalls with living quarters, guest buildings, barns and even farmlands or orchards.

Additionally, they offer a level of exclusivity and prestige that is unmatched, making them highly desirable among only the most affluent of buyers.

What Is A McMansion?

A McMansion is a “faux” mansion.  Popularized in the late 70’s and early 80’s, McMansions are typically mass-produced homes that are large, typically over 3500 feet. 

Often it is built in a subdivision of similar homes.  The McMansions lack real architectural authenticity.  They use materials meant to simulate high-end materials like faux stone fronts, stamped concrete walkways and patios and other low-end builder-grade materials throughout the home.  It is basically it is a builder spec home, meant to hit a price point with low-end materials found in every other home.

The only similarity a McMansion may have with a splendid Mansion is in size alone.  They are often flashy and pretentious and are used to give the illusion of grandeur and wealth without the actual architectural individuality and prevalence of high-end details, and materials as well as extravagant features which are found in a true luxury home or mansion.
