How To Make More Affordable Housing In Massachusetts

affordable housing in massachusetts

Shelter is a basic need.  We all need a place to live. In the greater Boston area and other large urban areas across the county we are seeing a shortage of affordable housing.  I am not talking about housing that is subsidized, just housing that is affordable to the everyday family. In the first quarter of 2009 until the first quarter of 2019 we have seen home prices rise significantly. County Median Price 2019 Median Price 2009 % … Continue reading...

Overpricing Your Home- and The Disastrous Effects It Can Have

overpricing your home

When selling your home pricing it properly is 80% of marketing the home.  Overpricing your home has consequences. No amount of advertising, open houses or money will sell an overpriced home. Take a Hyundai Elantra and park it next to a Mercedes SL500.  On thesurface they both have a steering wheel, 4 tires a windshield and they are roughly the same size, yet there are two very different price tags.  You will never get a car buyer to pay the $110,000 price tag the Mercedes has … Continue reading...

UMass Purchase of Perkins Lofts Upsets City Manager

Recent news by the Lowell Sun of the UMass purchase of Perkins Lofts and how it has upset the city manager of Lowell. Over the next year as leases expire UMass will not be renewing leases of approximately 200 families residing at Perkins Lofts.  Perkins Lofts were completed around 2010 as rental units. What has the City manager upset is 3 fold. First is the displacement of 200 families in an already tight Lowell MA Real Estate market.   Lowell real estate inventory is way down and is … Continue reading...

Real Estate Photography Tutorial Show Dedication

I recently posted an article on Active Rain.  A very popular real estate resource site.  The article was a tutorial on using multiple flash and Photoshop layers masks to create an exceptional marketing image of a home. Now the article was written for the real estate agent and real estate photographer to help hone their photography skills.  Let me assure you the above shot could not be created with an iphone or a point and shoot camera.  It could only be created with professional level … Continue reading...

Days on Market, how does it effect your home sale?

Days on market Time is Money

Days on Market or Market Time You will hear the two terms used synonymously.  Days on Market or Market Time is the number of days your house is marketed before receiving and accepting an offer to purchase on your home.  You list your home on July first and do not receive an offer until September 15 you are looking at 76 days on market or 76 days market time. I read a post of Chicago Real Estate Agent Mike Cuevo, The Importance of Market Time.  After reading the post by Mike it … Continue reading...

Real Estate Photography- Commitment to Excellence

Real Estate Photography Using Multiple Flash

I just wrote a blog post on Active Rain, Real Estate Photography- Using Multiple Flashes.   The post was written to help educate other real estate agents about techniques that are being used to create superb real estate images for home sellers. I thought thought the article was useful to home sellers.  Not that you care about the details of how it is done, but more importantly what some agents will do to help sell your home.  Some of my real estate friends across the country will go to great … Continue reading...

Which house would you buy?

Following is a post I listed on Active Rain, a real estate blogging platform.  Once you prepare you home and price it right, nothing gets buyers as interested as quality real estate photography.  Excerpt of the post below: I am a big proponent of quality photography for real estate.  Almost 90% of all buyer use the internet to find the home they are going to purchase.  You need to compel a home buyer to pick up the phone to call for a personal showing there is no better way than to create … Continue reading...
