I just closed on 3 Greenhill Farm Road in Haverhill. The sellers of this condominium unit approached me back in early March to discuss the sale of their condominium. One of the things that made this sale successful was that they contacted me months before they were ready to list their home for sale.
At the first meeting we talked about a pricing strategy and what we needed to do to prepare their home for the market place. We spent hours over the next couple of months discussing the preparation of the home. In the end this is what we decided to to do:
- Fresh paint through the lower level and first floor
- Change the color of the kitchen from a bright yellow to a neutral color
- De-clutter and de-personalize
- Clean the carpets
- Remove many items of furniture in the living room, dining area and 2nd bedroom to open up floor plan
- Power wash front of the home
- Clean and re-finish rear deck
- Stage patio area
Our competing properties were mostly some very compelling new construction condominiums as well as a few newer re-sales. As a home seller it is important for you to realize that your home is competing with other homes on the market. Your home must stand out as a market leader. Most buyers who have viewed your home and have rejected it, eventually move on to buy another home.
What I wanted to show from a marketing standpoint was a large wide open living area on the main living level, an awesome front foyer in the lower level that had multiple closets, ceramic tile and access to the two car garage, The private yard fenced with a deck, patio and decor lighting, extra square footage and that the unit was only 8 years old. I wanted to detract from the fact the condo was not quite the fit and finish of the new condos that had hardwoods and granite counter tops. This was achieved by highlighting the positives and down playing the negatives.
While it took months for the client to complete their projects, they felt the extra work that they did put an extra $10-15,000 in their pocket. I feel the extra work they did put an extra $5-10,000 in their pocket but more importantly created a very desirable unit. We were able to list the home about $15,000 higher than the comparables that recently sold due to their extra efforts.
Ultimately with in a week we had multiple offers and went immediately under agreement, allowing my client to focus on finding a new home.
So what made this a successful home sale?
At the end of the day, proper home preparation, paying attention to the pricing and great marketing made this a successful sale. I suggest to any homeowner contemplating selling their home to contact an agent early. A successful home sale is not an accident, it is a carefully planned out collaboration between the home seller and their real estate agent.
