Looking back over the years there is one common thread in all of my very successful home sales. Whether it is this Tewksbury MA home that closed or numerous other successful closings, the common thread is communication and collaboration.
Communication and Collaboration are the keys to a successful home sale
Collaboration is the action of working together to produce something. The best home sales are accomplished when I have open and honest communication with a seller. I hear their needs and they understand what I require of them and they work with me to get the job done.
Collaboration on a home sellers part takes trust. They need to trust that the information I am giving them is accurate to make the decisions they need to make. The testimonial from this client talks about me providing information. But the key is we discussed the information and the client believed the information I was giving them. This particular client did everything I asked of them and always had plenty of questions and input.

For this particular seller, timing was key. They didn’t want to have to move to early and carry a mortgage on a house that they weren’t using and they preferred to stay until it was time to move into their new place. As with most home sales their are always challenges to overcome. With this home half the square footage was in a lower level that would not be listed in the homes above ground square footage.
The key points to making this home sale successful were to:
- Price it correctly. Pricing is key in any home sale. Price to high and the home languishes on the market only to sell for less then its true value.
- Put it under agreement in 30 days or less. There are three factors that go into selling a home quickly and for the most amount of money. I call it the three P’s, preparation, pricing and presentation. If all three of these factors are in check you will quickly get your home under agreement for its full market potential.
- Stage it properly for optimum showing potential. This Tewksbury home was actually quite beautiful. The biggest things we discussed was de-personalization, removing some furniture that did not enhance the flow of the house and do some de-cluttering of the lower level. In many cases I bring in a professional home stager to help us market your home.
- Fully inform the home buyers about the great potential of this home. On this home is was key to leverage the home on the internet providing some excellent multimedia presentations. I provide professional level photography, full motion video, virtual tours and and interactive floor plan to show of the full potential of the home to online buyers shopping for a new home. It is important to remember your first showings are now online.
At the end of the day open communication and collaboration are the keys to working with your real estate agent to get your house sold.
