“Kevin was a joy to work with from start to finish! He knows what he is doing and was able to guide us through the whole selling process. Kevin has many strengths, but his greatest is his amazing photography skills.
We listed our house with another agent for approximately four months, without a single offer. We pulled our house off the market for the school year, but knew we would want to list it again the following spring. Kevin came to us over the winter, and worked with us to prepare the house to go back on the market. Kevin was very specific in what he wanted us to do, some minor repairs, and how he wanted the house staged. All of his suggestions were cognizant of the fact that I did not want to spend a lot of money fixing up a house that we were just going to sell, and I did not want to purchase decorative items that may not work in a new house.

Agents Experience– An experienced agent can confidently walk you through the process of selling your home. They will give you valuable information every step of the way for you to implement to make the most of your sale. In this case the prior agent did nothing. No advice on preparing or the home or staging the home. The agent just took photos quickly while signing the paperwork. This home was great it just needed some tweaking to maximize the full potential of the home. A really successful home sale requires a carefully crafted plan.
Preparation- This is a bit of a generalization, but just about every home requires some preparation. When we are preparing a home we want to make sure we are “merchandising” the homes best features and downplaying its less desirable attributes. Right of the bat, every home should be sparkling clean and COMPLETELY de-cluttered. Doesn’t matter if you home is older and needs some work and cosmetics or it is brand new….. CLEAN and DE_CLUTTERED go a long way.
Many homes I work put on the market, I go room by room and put an action plan in place. Here are some of the key points we hit with this home:
- The kitchen was old paneling and old pine cabinets. For a several thousand dollars the client sheet rocked and put in a new cabinets and counters. The clients total investment was their time and about $5-6000. Not a bad investment to completely change the look of the kitchen. Now I must admit when I met this client they were already in the process of doing this it was not my suggestion. This particular client knew they were getting top dollar for their home and it needed to be done. Can you imagine this kitchen floor to ceiling dark, knotty pine and dark knotty pine cabinets? The small investment in the kitchen probably recouped $20,000.
- Staged the living room and the dining room. Both of these rooms were large about 17×17 each. Unfortunately both rooms collected furniture that really did not go with the room and hindered showing of the space to its best potential. Both rooms had furniture removed to open up the flow and properly show off the space for it’s intended use. The living room furniture was old, but not knowing where the client was ending up, I felt that we should not spend a lot of money. So for about 150 dollars, I had the client buy slip covers that were neutral as well as replacing carpets to a far less distracting color and pattern.
- The deck was extremely large and overlooked an unusually large, flat yard. So we staged the deck to show it as a part of the extended outdoor living space. Never overlook your “outdoor” living space when preparing your home for sale.
Real Estate Photography- In today’s digital age, it is now a must that you provide good photography images of your home. It is increasingly more important that you provide professional level real estate photography on your home. My prior career was a professional photographer. I come in with multiple lights, pro level equipment and the know how to take great images of your home. The quality of your photography of your home is the single most important marketing tool we have to market your home after properly pricing it for the market. Along with photography there will also be virtual tours, interactive floor plans with the photos and possibly a video that will be used through out the internet.
This next statement is so true so let it sink in… The first showings of your home are online. What does this mean? A buyer will be compelled to pick up the phone and schedule a viewing of your home after they see what they like online. If they like what they see they schedule. If there is n0t enough information or it is poor quality you are passing up on a large segment of the home buyers. Remember your house is competing with other homes and you want yours to stand out.

Online Marketing- The online marketing of your home, is very important. I will be honest with you, marketing sheets at your home, newspaper advertising, etc…. do little to sell your home. Think about it. Where are the buyers going to look for homes for sale. They are going online to find the homes they want to see. They go to the home, they like it they will negotiate an offer. So as a marketer it is my job to leverage your homes visibility on the internet through channels like the Massachusetts Multiple Listing Service, Zillow, Trulia, Facebook etc….
