Twitter, Google+, Facebook, etc….. Social media for business is all we hear about these days. But how does that effect you, a Massachusetts home seller? The agent you choose should have a strong social media strategy to market your home to potential home buyers. While there are a few major social sites to talk about we are going to talk about Twitter today.
What is Twitter?
Twitter is a social media site that allows real time communications in the way of micro posts. Twitter posts are short posts limited to only 140 characters. The name twitter comes from a the constant chirping of a bird; hence, the constant tweeting of small posts…. Twitter post are public and anyone can view them. The great part is as you connect with other members and become followers posts are seen on their profiles making the exposure exponential. A “Tweet” is an individual post on Twitter now has the ability to add photos and videos to each post, making a tweet about your home even more powerful.
How does Twitter Sell My Home?
I certainly don’t want to leave you with the impression that just using Twitter alone will sell your home. Twitter is just one small piece of a social media strategy, which is a small part of an overall marketing strategy. What I can tell you, from my own experience, is by using twitter to advertise your home, I can drive traffic to the page on my website housing the details of your home…. a significant amount of traffic. Increased traffic to details on your home will lead to increased showings!
So how do I actually use Twitter to sell your home?
I use a program called Hootsuite and I can schedule posts for whenever I would like to be posted to my twitter account. I will sit down and spend about 15-20 minutes scheduling 30-40 posts about your home. I advertise little snippets with various pieces of information about your home. I try to highlight the best features of your home to entice potential home buyers. Some posts are text only and some have a photograph attached. I will also ask you to re-post anything I twitter to your account as well in hopes of reaching a broader audience. Following are samples of Twitter posts:

Any real estate agent that truly wants to compete in today’s real estate market should have a social media strategy in place. Don’t be afraid to ask agents you are meeting with what their social media strategy is for selling your home. I know off the bat I can guarantee my home sellers 30-40 scheduled Tweets in the first two weeks of listing your home. It certainly does not end there. We have other avenues of social media to pursue including Facebook, Google+, Pinterest and more. A good marketing plan including a social media strategy sells homes!
