What is my home worth?…. is a question that crosses most peoples mind when contemplating the sale of their home. Your house’s value or what you house is most likely to sell for is determined by calculating your home’s fair market value.
Determining what is my home worth
There are two ways of going about determining your homes value or the fair market value of your home. Fair market value is determined by comparing house values or property values of similar homes/properties that have sold with-in the past 3-6 months.
- One is to pay an independent home appraiser $350-400 to prepare a home appraisal. It is generally not necessary to pay for an independent appraisal unless you have an unusual home that is difficult to determine value.
- The second or more common way is to contact a local Massachusetts Realtor or Massachusetts Real Estate Agent to complete a Comparative Market Analysis or a CMA. A CMA is usually at no cost to the home seller and should be more than adequate to determine the fair market value of your home.
