Does Your Agents Photography Highlight Your Home?

I quickly went through the Massachusetts Multiple Listing Service for Tewksbury MA. I pulled out just a few photographs that real estate agents took of their clients property. I was amazed at how poor some of the Real Estate Photography that was used to sell homes.

If you are a home seller I think it is important to see what kind of images your real estate agent is providing you.   In today’s real estate market, with so much information available online, home sellers must remember home buyers are making decisions of whether they would like to view your home or not before ever contacting an agent.  The photographs of your home are vitally important to achieving top dollar and a quick sale on your home.

When choosing a real estate agent ask to see some of the agents photography. Find out if they hire a professional or do photographs themselves.  It is now common in other parts of the country for an agent to hire a professional, here in New England it is not all that common but becoming more common.  The difference in photography between agent to agent can cost you thousands of dollars.

Following are a few of my real estate photographs compared to other agents:

Dark Exteriors and Color Shifts

Dark Exteriors-  Many times a dark exterior occurs when the home is photographed at the wrong time of the day.  I always try to get full sunlight on the front and blue sky in the back and will schedule time to photograph the home when the sun is positioned properly.  About 20-25% the house faces north and it makes it impossible to follow the full sun rule… What do I do?  In t-he case of the middle photo above, in the mine category, the house was facing north, so timing the sun and good post processing techniques in Adobe Photoshop helped create a pleasant image of this home.

Color Shifts- Color shifts are created from the improper white balance setting on a camera (as seen on the top right photo above).  This will cause a blue, yellow or green cast over the entire photo.  In the case above it is extremely distracting and does not highlight your home in a positive manner.

Homes or Rooms are Sliding out of the Photo

Skewed or Tilted Photos-  This occurs when the camera was not level when the photo was taken.  It can be distracting to the buyer or even leave them with a sense something may be wrong with the home.  It is important to keep your vertical lines and horizontal lines straight.  How do I handle this?  I use a tripod to level out the camera and then, again with good post processing techniques in Adobe Photoshop I will make any adjustments necassary.

Out of Focus or Improperly Sized

Out of Focus or Improperly Sized-  An out of focus or improperly sized photo will create a blurry image.  You want your home photos to  be crisp sharp and clear.  Photos can make or break the sale of your home, hire an agent that can deliver quality photos.

Improperly Exposed

Improperly Exposed-  You want your home to be naturally lit and exposed properly.  Dark photos leave home buyers with an ominous feeling.  I use a tripod for long exposures and a variety of techniques to get well lit and naturally lit photos of your home, including exposure fusion and multiple flash.
