How you market your home is an essential piece in selling your home in today’s real estate market. Home Marketing covers what I call the 3p’s, Preparation, Pricing and Presentation. Today’s article will cover a narrow piece of home marketing covered under presentation and that is your home’s online image. It is a real estate agents job, to present your home to the buying public to compel them to want to see your home and ultimately want to write an offer.
Home sellers need to realize many home buyers (over 95%) are making decisions based upon what they are seeing online about a home that is for sale. What are home buyers looking for? They are looking for quality photos and as much information possible before they pull the trigger and call an agent to view your home.
Home Marketing with Quality Photographs
Your online image starts with quality photographs. When a home buyer decides to look closer at a home its usually because they have seen a photograph of the home that has compelled them to look deeper into the home. I am going to go through the online imaging I used for a recently listed property 35 Riverwalk Unit 105 Lowell MA 01854.
When marketing your home online, I must stress quality photographs. You are better off having fewer quality photographs than you are having tons of marginal or bad photographs of your home. Below is the photographs used for 35 Riverwalk Way. Each photograph is of high quality and were chosen for specific reasons.
Depending on the property I will also include some high quality 360 degree panoramics. I use the panoramics because it can give you the feel and flow of a room that you cannot see with a still photograph.
Home Marketing with Video
I also like using video for marketing your home. Video allows you to call out some features that aren’t apparent in still photos. Home marketing with video allows you to quickly highlight a property in a minute or two in a stunning visual presentation tha can attract a home buyers attention. Home marketing videos are starting to become popular as the bandwidth of the internet improves. Sites like Realtor.com allows you to post a video as well as receiving additional exposure through You Tube.
Home marketing with the Interactive Floor Plan
One of my favorite marketing tools is the interactive floor plan. It is linked to virtual tours and property websites. The interactive floor plan allows a potential home buyer to see the floor plan, see where the photos were taken from and allow potential home buyers to move furniture around. The interactive floor plan allows the home buyer to get a good sense of the home. Make sure your hit the launch button to get the full effect of the interactive floor plan.
Home Marketing with the Individual Property Website
I use the individual property website as a culmination of many of these home marketing tools. Not only does it provide great images and tools it provides detailed information of the property. I advertise the individual property website on craigslist, backpage and on a sign rider in front of your home. Home Marketing with the Virtual Tour
The virtual tour can be linked to the Massachusetts Multiple Listing Service as well as sites like Trulia, Zillow, Realtor.com and more…. It is another home marketing tool that allows home buyers to view the images of your home.
Home Marketing with the Multiple Listing Service
Besides quality photographs and media on your home it is also important to have accurate information on your home. Many “home for sale websites” are fed directly by the Massachusetts Multiple Listing Service. Such sites include Realtor.com, Trulia, Zillow and hundreds/thousands of additional websites. For many of theses sites the quality of the information and photographs start with the Multiple Listing Service. It is important to properly input the detailed information and good quality photographs of a property into the Multiple Listing Service. Having accurate quality information about a property goes a long way in getting your home sold.
